A former CVS Pharmacy located at 3384 Government Street in Baton Rouge, Louisiana, is set for a major transformation. Benjamin Stalter, Vice President of Commercial Real Estate at Maestri-Murrell, shared details about the upcoming changes.

The property was purchased by a Mandeville developer, Clark Heebe, who paid $1.95 million for the 1.76-acre parcel. The site spans 11,224 square feet and is planned to be divided into six separate suites. This development aims to bring a diverse range of services and retail options to the area.

Among the anticipated tenants are a coffee shop, a hamburger restaurant, a wing restaurant, and a donut shop. These establishments are expected to attract a wide customer base and contribute to the local economy. Maestri-Murrell Real Estate is managing the leasing process for the property, and according to Stalter, approximately 50 percent of the space has already been pre-leased.

Construction is expected to begin within the next 60 days, with the goal of having tenants open their doors around six months from now. The plan includes a drive-thru on the endcap facing Government Street, while the endcap facing Acadian is expected to feature a drive-up pickup window. These features aim to enhance convenience for customers and improve traffic flow.

Stalter mentioned that there are still a few spaces left to fill. Discussions are ongoing with potential non-food users, and the developers are interested in bringing in an IV spa, a nail salon, and a physical therapist. They are also open to other concepts and hope to make more announcements soon.
