Proposed Development in Epworth Area
A new development featuring 120 homes has been put forward for the Epworth area. The plan involves converting just over six hectares of arable land, located north of Newland Lane on the town’s eastern edge. The applicant, S&M Hewson, has requested outline permission, which means the exact number of bedrooms for each home is not yet required.

According to the documents, the development would include a mix of two to four-bedroom homes, with two parking spaces allocated for each property. Out of the 120 homes, 90 would be market housing, while 24 would be designated for social, affordable, or intermediate rent. Additionally, there would be six homes designed for self and custom build.
The proposal also includes plans for half of the homes to be suitable for older people. If approved, these properties could be fully occupied by 2029. To improve access, a new roundabout junction is proposed at the intersection of Rectory Street and Newland Lane. There would also be two off-street footpaths and cycle links to enhance connectivity.
In addition to residential units, the scheme includes public open space and a 10-15m “landscape buffer” on its eastern side, where it would border a field. This buffer aims to create a visual and environmental separation between the development and the surrounding agricultural land.

Within just a few days of the proposal being made public, ten residents have submitted comments, all of which are objections. The main concerns raised by the objectors include the potential strain on existing infrastructure in the Epworth area, particularly traffic congestion. They argue that the expansion is too large for the town.
One objector highlighted the current state of the road between Epworth and Beltoft, describing it as little more than a lane. A transport assessment estimates that the site would generate approximately 60 vehicle journeys on an average weekday during peak morning and late afternoon hours. This has raised significant concerns among local residents about the impact on traffic flow and road safety.
Residents have until July 31 to provide their feedback on the application. This period allows for further discussion and consideration of the potential implications of the proposed development. The outcome of this consultation will play a crucial role in determining whether the project moves forward.
