Launch of Indabyo Heights Apartments in Nyarutarama

Reportage Properties, a real estate developer, has initiated the construction of Indabyo Heights apartments, which consist of 125 units in Nyarutarama, an affluent neighborhood in Kigali, Rwanda. Currently, only a limited number of units are available as most have already been reserved. Bharat Parmar, CEO of Reportage Properties Rwanda, stated: “We entered the Rwandan market in June last year. Indabyo Heights is essentially a high-end apartment complex located in Nyarutarama, just beside Green Hills Academy. It’s a G+10 development, meaning it includes a ground floor and ten residential floors, with a total of 125 units. The ground floor will be fully commercial, and there will be three basement levels for parking. In terms of unit types, we offer one-bedroom, three-bedroom, and four-bedroom apartments.” One of the main attractions of the area is Lover’s Lake, located in the Nyarutarama Valley, near the Kigali Golf Course to the west. The lake is surrounded by a walking path within lush greenery and rich birdlife. Nyarutarama is primarily an upscale residential area, popular among embassies and high commission residences. It also provides various services, including good restaurants, a shopping center, and Green Hills Academy, an IB World School offering Primary years, middle years, Diploma, and career-related programs. The project is a unique, high-end residential building that offers a complete luxury urban lifestyle. The development includes a mix of apartments and penthouses. This development is a premium mixed-use building, thoughtfully designed to combine commercial functionality with luxury residential living. The ground floor is designated for commercial use, creating an active street-level environment that enhances convenience for residents and visitors. The project is situated on a plot area of 1,741 square meters, maximizing land use through efficient architectural planning. The overall building configuration includes three basement levels for secure parking, one ground floor for retail or commercial establishments, and 10 upper floors housing a variety of luxury residential units. The residential units are located from the first floor to the 10th floor, while the terrace on the eighth floor is dedicated to building amenities. The total building height rises to 40.6 meters from road level to the rooftop, while the depth to the lowest basement reaches 9.45 meters, ensuring sufficient space for underground services and parking. Unit sizes and prices The project features a total of 54 one-bedroom deluxe apartments with a dining area, each measuring 37.92 square meters, and an additional 18 one-bedroom deluxe units with a slightly larger layout of 42.62 square meters. For residents seeking more generous living space, there are 17 one-bedroom super deluxe units, each with a dedicated dining area and spanning 59.80 square meters. For families or individuals needing more room, the building offers a selection of three-bedroom deluxe apartments, with 14 units at 104.43 square meters. Additionally, there is one larger unit of this type at 129.55 square meters, and another expansive version at 150.94 square meters, providing a luxurious living experience. Larger households are well accommodated with nine four-bedroom deluxe units, each measuring 152.33 square meters, and another nine units offering an even more generous space of 174.80 square meters. At the pinnacle of luxury, the project includes two exclusive four-bedroom penthouses, measuring 337.09 square meters and 352.89 square meters, respectively. These crown the residential offering with expansive layouts, premium finishes, and elevated views, ideal for the most discerning residents. Parmar said the prices vary depending on the unit size (square meters). “For example, the starting price for a one-bedroom unit is $77,000. A three-bedroom unit starts from $200,000, and a four-bedroom unit starts at approximately $250,000. These prices reflect the market value of the Nyarutarama area. However, we also offer flexible payment plans and a range of discount structures—so these are not fixed prices. We provide discounts of up to 40%, depending on the payment structure and timing,” he said. Amenities, services, and strategic location Amenities and services include a fully equipped gymnasium, landscaped shared seating area, private balconies in all units, an elegant lobby, two large elevators for seamless access, a modern business center, a gated entrance with guard house and 24/7 security, entrance lobby with security desk, Wi-Fi ready apartments (provisions for internet connection), provision for split air conditioning in living rooms and bedrooms, and a standby generator for common areas. The units have private balconies, modern kitchen cabinets and countertops, fully tiled bathrooms and toilets, built-in wardrobes in all bedrooms, vanity units and mirrors, double-glazed windows, and satellite master antenna and fibre-optic internet connectivity. Indabyo Heights connects with premier institutions and vibrant leisure spots. The building is located within walking distance of Green Hills Academy, three minutes’ drive to MTN Centre, six minutes’ drive to Kigali Convention Centre, six minutes’ drive to Amahoro National Stadium, six minutes’ drive to BK Arena, seven minutes’ drive to Kigali Golf Club, seven minutes’ drive to King Faisal Hospital, and 12 minutes’ drive to Kigali International Airport. Reportage Properties has also launched a second project, called Jasmine Hills, located in Kacyiru. “This development consists of 59 townhouses. We plan to start construction within the next 30 days, as we just received our construction permit last week. We’re really happy about that, and excited to begin work soon,” said Parmar. Alkesh Kumar, Reportage Properties’ president overseeing operations in Africa and India, added: “Today, Reportage operates in over 16 countries with around 12,000 employees.” He highlighted the company’s recent achievements, including the launch of a $500 million project in Miami, Florida, just a few days prior. He also commended the Rwanda Development Board (RDB), City of Kigali and many other local authorities for being investor-friendly and proactive in supporting foreign investment, adding that they are preparing to launch two more projects.
